The show flat is provided with a ceiling in such a way that the floor-to-ceiling height of the show flat is the same as the corresponding projected height of the actual residential property. Due to the finishes on the floor and ceiling of the show flat, it is possible that there will be a difference between the height of the show flat obtained by taking measurements inside the show flat (it will not be able to take into account of the thickness of the aforesaid finishes when taking such measurements) and the corresponding “projected height” of the residential property. “Projected height” means the height of the residential property as calculated by deducting the thickness of the floor slab of the residential property as specified in relation to the residential property in the sales brochure for the Development from the floor-to-floor height of the residential property as so specified.

Some internal partitions and doors in the actual unit are not provided in the modified show flat. The position and thickness of those internal partitions and doors are marked by silver-coloured solid line on the floor of the show flat. Prospective purchasers are advised to inspect the sales brochure and the plan of the residential property showing the layout, orientation and thickness of all the internal partitions and doors in the residential property. By virtue of section 41(3) of the Buildings Ordinance (Cap 123), those internal partitions and doors may be removed without the approval of the Building Authority. Nevertheless, the alteration or removal of those internal partitions and doors or the addition of any internal partitions and doors may be restricted by other applicable laws or regulations or the deed of mutual covenant, or may require the consent or approval of the competent authority or the manager of the Development.
